If you are happy with answers provided during our initial consultation, we will sign the documents necessary to enter into a contract to sell your home or property. Our team will take expert-quality photos of your home and set up a lock box on your door for ease of access during showings. Next, we will list your home or property online on professional real estate websites, add a yard sign to your yard or doorstep, and roll out any additional marketing strategies we have agreed on.

Receiving Offers
Interested buyers will work with their agents to come up with an offer for your home or property. Once their offer is made, our team will present it to you for your consideration and provide expert advice on the quality of the offer based on current market value. You will have the opportunity to agree to, counter-offer, or decline the buyer's offer. We will help you complete the documentation required for whichever option you choose.

Accepting an Offer
Once you agree to an offer, your home or property will be considered "pending" sale. This is where the under contract processes listed below will begin.

Inspection
Once under contract, an inspector will typically come to your home to conduct an inspection. The inspector will notify the buyer with any issues or concerns related to your home or property. Depending on the inspector's findings, the buyer may request certain repairs be made prior to the sale. We can help negotiate any of these request to help arrive at a reasonable agreement that satisfies both parties.

Appraisal and Loan Commitment
If the buyer is paying for the home or property with a mortgage (most common), a bank appraisal is performed to confirm that the agreed upon sale price is appropriate for the bank to lend on. The buyer's loan is processed and all of their documents are submitted and verified to the loan underwriters. This step typically takes several weeks to complete and during this time, you (as the seller) must wait patiently.

Closing Preparation
Once the loan approval process is complete, the attorneys will schedule a closing date and prepare all paperwork and figures. At this time, the buyer typically receives one final tour of your home or property, to ensure no significant changes have occurred (aside from those negotiated in the offer process) before the sale is completed.
